1Definitions

2Scope of Services

We aim to make management of housing estate or condominium projects more convenient. We therefore provide a platform that serves as an intermediary for community management between residents living in a village or condo and the juristic-person staff and/or committee members and/or fellow residents. Our services include:

• Invoicing, payment collection, and receipt issuance — e.g., common-area fee invoices and receipts.
• General ledger accounting and financial reports.
• Online payment via mobile app — Cross Bank Bill Payment and Digital Payment.
• Parcel management system.
• News and announcements system.
• Maintenance request system.
• Facility booking system.
• Other services — such as a chat system, visitor management system, smart guard patrol checkpoints, and Annual General Meeting management.

We act solely as an intermediary between residents and juristic-person staff and/or committee members, and as an advertising channel for merchants. You acknowledge that we are not a resident, juristic-person project owner, juristic-person staff, committee member, or merchant, and that we do not hold the status of partner, employer-employee, or principal-agent with any resident or juristic-person project owner.

3Account Creation

• To use the platform, you must create a user account and set a password. Required information includes your full name, email, gender, date of birth, and the Invitation Code we provide to each juristic person. If your information changes, you may update it in the user information menu.
• You confirm that you are a natural person aged 20 or above, or a minor who has obtained parental consent.
• If you use the service as juristic-person staff, you confirm that you are a legal representative of the juristic person and that your actions will bind the juristic person.
• You acknowledge that any activity carried out through your account is deemed to be your own action, whether or not you authorised it.

4Account Termination

• To close your account, please contact us at support@thelivingos.com.
• We reserve the right to close your account without prior notice if you fail to comply with these terms and conditions and/or engage in any inappropriate conduct on the platform, including impersonating another person or providing false information.

5Personal Data and Data Use

• In providing services for the purposes of the platform, we may collect, use, and in some cases disclose your information to provide services to you or to benefit our services or companies operating in conjunction with us. We place great importance on your privacy rights. Where such information constitutes your personal data, we will only process it as provided in this clause when we have obtained your consent or where we are permitted to do so by law.

6Liability Limitations and Reservations

• You must keep your username and password confidential. We will not be liable for any loss or damage arising from another person using the platform via your account.
• You confirm that all information you provide to us and publish on the platform is accurate, truthful, does not impersonate another person, and does not cause harm to third parties.
• You agree not to interfere with or attempt to interfere with the operation of the platform by any means, and to strictly comply with our terms and conditions.
• You acknowledge that platform performance depends on internet quality and the condition of your device.
• We strive to provide the most efficient service possible; however, information and components on the platform may not be accurate, complete, sufficient, current, or virus-free in all cases.
• We may from time to time request verification of compliance with these terms and conditions. You agree to cooperate reasonably with such verification.

7Intellectual Property

• Your information, copyrights, trademarks, symbols, service marks, and trade names that you place on the platform remain yours. You grant us a licence to use them for advertising or promoting the platform.
• We own all information and intellectual property appearing on the platform. We do not permit use without our prior written consent.
• You agree not to reproduce, adapt, modify, alter, add to, rearrange, or reverse-engineer the platform in any way.

8Platform Updates and Service Suspension

You understand and accept that we have the right to update, modify, change, or suspend any part of the platform — including service formats, operating systems, displays, and any information appearing on the platform. Continued download or use of the platform after such changes constitutes your explicit consent to those updates.

9Amendments to Terms and Conditions

• We have the right to update, modify, or change these terms and conditions without prior notice; amendments will be announced on the platform with the date of the most recent change. Your continued use of the service after changes constitutes acceptance of the new terms.

10Waiver of Rights

Our failure or forbearance to exercise any right in whole or in part shall not constitute a waiver of that right or condition. We reserve the right to exercise such rights at any time.

11Conflict of Documents

In the event of any conflict between these terms and conditions and other documents, the parties agree that interpretation shall be at our sole discretion.

12Governing Law

Use of the platform is governed by the laws of Thailand.
